Why the cheapest estimate isn't always the best
Two roofers can quote very different prices for what looks like the same job. The difference is usually in the details — and those details are what you need to ask about before you sign anything.
1. Scope of work
Get a clear, written description of exactly what the job includes: tear-off, underlayment, flashing, ventilation, and cleanup. Vague scope leads to "that wasn't included" surprises.
2. Roofing materials
Ask which specific products they'll use and why. Material quality has a big impact on how long the roof lasts.
3. Decking repair costs
Rotten decking often isn't visible until the old roof is off. Ask up front how it's priced so a discovery mid-job doesn't blow up the bill.
4. Insurance and warranties
Confirm the contractor carries proper insurance, and understand both the workmanship warranty and the manufacturer's material warranty.
5. Detailed pricing
Insist on an itemized estimate. The best quote clearly explains what's included and how unexpected issues will be handled — not just a single lump-sum number.
